How can I tell if a pressure regulator is faulty or worn out?

Connect a mains-rated pressure gauge to a compatible threaded cold-water tap downstream of the pressure-reducing valve.

A pressure regulator may be faulty if downstream pressure stays excessive, slowly rises while no water is being used, varies significantly between repeat tests or fails to recover consistently after demand stops. A mains-rated gauge can provide useful evidence, but one unusual reading does not prove the regulator has failed.

Prepare the test

First, confirm the property has a pressure-reducing valve. It is usually fitted on the incoming water service, but not every property has one. If you cannot identify it or confirm that the test tap is downstream, ask a licensed plumber. The regulator’s location also affects who is responsible for the pressure valve.

Use a gauge designed for mains water pressure, with a fitting that matches the tap thread. An outdoor or laundry cold-water tap may be suitable.

Before connecting it:

  • Turn off taps, irrigation and water-using appliances.
  • Check that the property’s main isolation valve is fully open in its normal operating position.
  • Inspect the gauge, washer and tap for damage.
  • Fit the gauge by hand without forcing the thread or overtightening it.

The connection will be pressurised. Stand clear as you open the tap and stop if the gauge, tap or fitting leaks. Do not interfere with the water meter or dismantle any plumbing.

Take static and dynamic readings

  1. Static pressure: Fully open the test tap with every other outlet off. Wait for the gauge to stabilise, then record the pressure, time and location.
  2. Dynamic pressure: Keep the gauge connected and open another cold-water tap. Record the pressure while water is flowing. Some drop is expected because flowing water loses pressure through valves and pipework.
  3. Recovery: Close the second tap. The reading should return towards its earlier static level and stabilise.
  4. Repeat test: Test at different times if the problem is intermittent. A gauge with a maximum-reading pointer can capture brief peaks when used according to its instructions.
  5. Safe disconnection: Close the test tap and depressurise the gauge according to its instructions before removing it. Never loosen a pressurised fitting.

Interpret the results

Professional assessment is warranted if the pressure remains above the limit applicable to the property, rises with no water use, varies substantially between static tests, fails to stabilise after demand stops or is accompanied by a leak.

A large dynamic-pressure drop can also result from supply conditions, restrictions, leaks, a partly closed valve or undersized pipework. Rising static pressure can have causes other than regulator failure. Compare the readings with the manufacturer’s specifications and learn how household mains pressure is assessed rather than assuming one universal ideal reading.
