A house can take days or weeks to dry after a leak. The volume of water, affected materials, concealed moisture, humidity and how quickly extraction starts determine the timeframe. Drying time begins after the leak is stopped and standing water is removed. Moisture readings, not appearance, determine when structural drying is complete.
The difference between a pipe leak and a burst affects how quickly water spreads, but either can saturate concealed materials if it continues unnoticed.
What affects drying time?
Drying time depends mainly on:
- How much water escaped and for how long: A large or undetected leak usually causes deeper saturation.
- The affected materials: Plasterboard, carpet, underlay, timber, masonry and insulation dry at different rates. Some materials may need removal rather than drying in place.
- Concealed moisture: Water can remain behind skirting boards, under flooring and inside wall cavities after exposed surfaces feel dry.
- Indoor conditions: Temperature, airflow and relative humidity affect evaporation. Sydney’s humid conditions can slow drying.
- How quickly drying starts: Prompt extraction and controlled drying generally reduce the time materials remain wet.
- Drying equipment: Restoration professionals may use air movers and dehumidifiers suited to the materials and level of saturation.
When is damage permanent?
There is no fixed point when all water damage becomes permanent. A material may be irreparable if it has lost structural strength, warped or delaminated, cannot be cleaned safely, remains contaminated, or cannot be dried to an appropriate target. Insulation, plasterboard, flooring and cabinetry may require removal even when surrounding masonry or framing can be dried.

How can you tell when the house is fully dry?
The house is dry when affected materials reach an appropriate moisture target, not when walls and floors merely look or feel dry.
A restoration professional can take moisture readings from plasterboard, timber and other materials, including suspected concealed areas. These are usually compared with unaffected materials or another suitable dry baseline and monitored over time in line with recognised structural-drying practice.
Do not repaint, replace flooring or close opened cavities until drying has been verified. Trapped moisture can damage finishes and create conditions that support mould growth. Follow safe water-damage drying guidance rather than using electrical equipment in a wet or contaminated area.

- Turn off the water at the main shut-off valve only if it is safely accessible.
