How leaks can damage concrete

Prolonged water ingress through pores, joints or cracks may reach embedded reinforcement. Steel is normally protected by concrete’s alkaline environment, but cracking, carbonation or chlorides can weaken that protection. Corroding steel expands, placing pressure on the surrounding concrete and potentially causing cracking, delamination and spalling. Advanced corrosion may also reduce the steel’s cross-section and bond with the concrete.

A concealed leak beneath a slab may saturate, soften or erode susceptible soil or fill. Uneven support can then contribute to settlement, movement and cracking. Review the response to a suspected slab leak before attempting to locate it. Concentrated runoff from leaking gutters can also affect foundation soils through a different moisture pathway. However, a crack does not prove there is a leak; it may pre-date the moisture or result from unrelated movement.

Signs that need investigation

Damp patches, efflorescence, peeling coatings, discolouration and rust staining indicate possible moisture movement but do not establish structural damage. Safe damp testing can help document moisture, but it cannot replace structural assessment.

Arrange structural assessment if you notice:

  • cracks that are widening, displaced or recurring
  • bulging, hollow-sounding or loose concrete
  • spalling or exposed, corroded reinforcement
  • uneven floors, opening gaps or apparent slab movement
  • falling concrete or sudden visible changes.

Do not drill, chip or break concrete to find a concealed leak. You could strike reinforcement, plumbing or electrical services. Keep away from loose overhead concrete. If fragments are falling or the structure appears to be moving, restrict access and seek urgent professional assessment. If water has reached electrical fittings or wiring, stay clear and follow electrical leak safety guidance.
