What does a gutter inspection cover?
A gutter inspection usually checks the visible drainage path, including:
- gutters for corrosion, holes, cracks, sagging and loose fixings
- joints, corners, stop ends and outlets for failed seals or leaks
- leaves, sediment and other flow restrictions
- downpipes for damage, disconnection or signs of blockage
- gutter alignment and areas where water ponds
- overflow marks around fascia, eaves or the building
- the visible discharge path from the downpipes.
The plumber should also consider when the problem occurs. Overflow only during heavy rain may require a different assessment from a joint that leaks whenever water passes through it. Checking whether the gutter has the wrong fall can help explain ponding and local overflow.
Internal water marks do not prove that the nearby gutter is the source. Water can travel from another part of the roof, flashing or drainage system, so the inspection needs to distinguish overflow from a true gutter leak.
Who should inspect leaking gutters?

- whether water enters the building
