### Re-seal perished silicone before it fails

The flexible silicone joints; where the wall meets the floor, around the hob and screen; are the first line of defence and the first thing to go. When it’s cracked, peeling, mouldy or shrinking away from the tile, it’s no longer keeping water out. Raking it out and replacing it is a cheap job that heads off an expensive membrane failure.

### Understand the real culprits behind a shower leak

A leaking shower is rarely the tiles themselves. It’s usually the waterproofing membrane behind them failing at a joint or corner, cracked or missing grout letting water into the bed, perished silicone, a cracked shower tray or hob, poor drainage fall that ponds water, or a leaking outlet or mixer inside the wall. Knowing which one it is decides how invasive the fix needs to be.

We flood-test and moisture-map to separate a surface problem (grout and silicone) from a membrane or plumbing failure, so you only pay for the repair the evidence supports.

### Never just silicone over a spreading stain

A bead of silicone over cracked grout is the classic false economy. If the leak is in the membrane or a pipe behind the wall, sealing the surface only traps the water and lets it keep rotting the framing and subfloor out of sight. Months later it re-appears as a bigger stain and a bigger bill. Surface sealing is only valid once the source is confirmed to be the surface.

We never seal over a leak we haven’t traced. If the membrane or a pipe is the cause, we tell you; even when the cheaper-looking patch would win us the job.

### Treat a returning stain as a symptom, not paint failure

If a ceiling or wall stain keeps coming back after a repaint, the water is still arriving; repainting just hides it for a while. The source is almost always the shower above: a membrane that’s failed at the waste or a corner, a leaking outlet, or water ponding on a bad fall. Chasing the paint instead of the plumbing wastes money and lets the structure keep getting wet.

On a recurring stain we flood-test the recess in stages; screen, walls, floor, waste; so we can say which zone is leaking and quote the actual fix, not another coat of paint.

### Watch for the early warning signs

A shower leak talks to you long before the ceiling gives way. Swollen or lifting skirting outside the bathroom, bubbling or flaking paint on a shared wall, a persistent musty smell, loose or drummy tiles, efflorescence (white salty deposits) in the grout, and of course a damp patch or stain in the room below or downstairs. Catching it at the skirting stage is far cheaper than at the ceiling stage.

We treat these early signs as urgent, trace the source before the damage spreads, and flag whether the membrane has time left or needs renewing now.

A real repair starts with the plumber proving where the water goes; a flood test, a moisture meter, sometimes a thermal camera; not a guess and a tube of sealant. It offers the least invasive option that will actually hold, and it finishes with a second flood test to confirm the recess is watertight. How will you find where the shower is actually leaking?

A proper trace uses a flood test to isolate the recess, a moisture meter to read the wall and floor, and often a thermal camera to see the water’s path. Anyone quoting a repair before they’ve located the source is guessing; and guessing with a leaking shower usually means ripping out more than needed.

Can you fix it without removing all the tiles?

Often, yes. Where the tiles and substrate are still sound, a regrout and reseal or a clear epoxy membrane re-seal over the existing tiles can stop the leak without a full strip-out. We only recommend a re-tile and re-waterproof when the membrane or substrate has genuinely failed.

Is it the waterproofing or just the grout and silicone?

### What are the signs of a leaking shower?

Common signs are a stain or damp patch on the ceiling or wall below, swollen or lifting skirting outside the bathroom, bubbling or flaking paint, a persistent musty smell, loose or drummy tiles, white salty deposits in the grout, and mould that keeps returning. Any of these means water is getting past the waterproofing and should be traced early.
